House and rental details
Here you will find the basic information about the house and surroundings followed by the rental conditions. Otherwise general rental conditions apply. The pricelist for weekly rentals and additional services can be found by clicking "Prices" on the upper column.

| Sleeping accommodation | The bedrooms have beds for six people and a spare bed in living room for 2 people. It is possible to have one spare bed in the living room or the kitchen and a child´s bed is avalaible (1 pcs). Blankets and pillows are included. In the bedrooms and in the living room we have light blocking curtains. |
| Kitchen | The necessary equipment for cooking and meals, induction cooker, owen, microwave owen, coffee maker and electric kettle. |
| Internet | Wireless (WiFi) network access available, but we can't guarantee troubleless connections. |
| Parking | Garage for one car, lots of parking space in the yard. |
| Patio | The courtyard is fenced and suitable for pets walking freely (pets are allowed when this has been agreed with the owners). In the courtyard there is a large terrace with access ramps for the disabled, summer furniture and a gas grill. |
| Allergies | Smoking is not allowed indoors. The house is not suitable for people with allergies to animals. |
| Access for the disabled | The yard surrounding the house is flat and the courtyard terrace is with wheelchair ramps. A wheelchair ramp is also available by the front door on request. The widths of doors: front door 85 cm, bedrooms 80 cm, washing facilities70 cm, toilet 60 cm. |

| Fishing |
The Lake Kyrösjärvi is known for its stocks of pike-perch (zander). The renter is free to use a row boat (with electric motor). In the apartment you will find the boater's guide map of Lake Kyrösjärvi. For those being keen on fishing we have acquired a license for fishing in the lake. The license allows lure fishing with 6 rods in the boat. The personal national fishing management fee needs to be paid along the license. In the house you will find a small selection ( 8 pcs ) of boating vests. |
| Beach sauna | By the beach the former smoke sauna has been renovated as an atmospheric wood-heated sauna. Nearby you'll find wood for the sauna heating as well as an outdoor toilet. |
| Gazebo | By the beach and outdoor sauna you'll find a gazebo where, while admiring the lakewiev, you'll be able to eye on children enjoying the beach, cool yourself while having a bath in the sauna or spend an evening. |
| Lapland hut | The hut is for guests to use at no extra charge. |
| In wintertime | The road leading to the house up to the front yard will be cleaned mechanically from snow when necessary. The tenant will take care of removing snow from the path from the yard to the house and other paths used by the tenant. |
| Fireplace | The tenant may use the kitchen fireplace. Firewood is included in the price of the rental. Fireplace will used in accordance with the landlord's instructions. Please note that using the fireplace heats up the house. |
| Heating | The house has an air-source heating device, which can be used in winter for heating and in summer for cooling. The landlord will give the tenant instructions of how to use the device. Each bedroom also has an electric heater, which you can use to adjust the room temperature to your liking. |
| Troubleshooting | The landlord will advise and guide you through the rental period with the help of a telephone when needed. If the problem needs to be repaired on the spot, the landlord may use a third party service to solve the problem. In that case, the tenant must let the repair man to enter the house. Such cases will be agreed in advance between the landlord and the tenant. |

TERMS & CONDITIONS
| Lease | Rental starts on the arrival day at 4 pm and ends at 10 am on the day of departure. Other times may be valid upon mutual agreement. |
| Reservation and Rental | The tenant and the landlord agree to lease terms and the lease price before arising the rental contract. |
| Booking deposit, warranty deposit and final payment | The booking is confirmed by the tenant by making the deposit payment to the landlord's account. The deposit is 20 % of the agreed rental price. The landlord will confirm the booking by e-mail or SMS. Four weeks before the rental period starts, the tenant shall pay the balance and warranty deposit to the landlord's account. The warranty deposit will be returned to the tenant no later than within one week after the rental period if the house or the personal property is not damaged. If the booking is made less than 4 weeks before the rental, the tenant carries out full payment when booking. |
| Payment refunding | If the cancellation is made later than 21 days before the start of the rental period, the full rental will be charged. If the owner is able to get another client for the canceled rental period, the amount of rental fee paid by the new client will be returned to the original client. The advance payment is not refundable. The customer has the right to be paid back, apart from the deposit, if the cancellation is due to the reason that the client himself or his household resident suffers from a sudden illness, serious accident or death. The withdrawal shall be notified immediately, and the event will be shown in a natural way (medical statement, etc.). If the withdrawal is made during the rental period, no refund will be paid. |
| The landlord's right to cancel the booking | In the case of force majeure, the landlord may terminate the contract. The landlord must notify the tenant immediately. The tenant is then entitled to a full refund. |
| Other Fees | Rental price does not include additional services listed in the price list. The tenant selects the desired additional services and carries out their price with the final payment. |
| Final cleaning | The tenant is responsible for the final cleaning. This includes of vacuuming, dish washing, stain removal, emptying trash containers, organisating goods in place and making the beds. The final cleaning can also be purchased as an additional service. Should the tenant neglect the cleaning, the fee mentioned in the pricelist will be reduced from the warranty deposit. |
| Damage | The tenant is obliged to pay the landlord for any damage done to the house or personal property. |
| Errors | The tenant must notify the landlord as soon as he detects any error, omission or failure. The landlord may then fix the error, or if it is not possible, negotiate with the tenant of the price cut. Any disputes shall be settled by the Consumer Disputes Board. |
| Renting conditions | The landlord works in accordance with the generally agreed vacation home rental terms and conditions. The contract of the renting arises in carrying out the tenant's deposit or the full rental price to the landlord. |
